Escape to your own private oasis in a luxurious home shared with two other tenants, on a Broadbeach Waters waterfront canal.  The home features a well-appointed and spacious kitchen with granite benchtops, light-filled living areas plus powder room.  Situated in one of the Gold Coast's most sought-after locations, it offers an unrivalled lifestyle; walking distance to Broadbeach, Pacific Fair and the beach.  Conveniently located near public transport including buses and the G:Link tram.  Broadbeach Waters is within walking distance to everything; perfect for those who like to live close to everything but also far enough to enjoy a more quiet, tranquil location.​

House features include;

  • Four bedrooms, can be offered furnished or unfurnished

  • Two bedrooms are ensuited with their own bathroom each;

  • Third bedroom has a separate bathroom.  

  • There is also a communal powder room.

  • Furnished common areas including kitchen, living room, dining room, laundry and outdoor covered area.

  • Furnished study.

  • Room available for additional support staff or family you may want overnight.

  • Double lock up garage

  • Security system

  • Under-storage on the deck perfect for kayaks or surfboards​

  • Pet friendly on negotiation

Supports provided include;

Assistance with tasks of daily living, which are variable depending on requirements, but can include;

  • Planning a weekly activity schedule

  • Household meetings​

  • Social events

  • Supports to increase independent living skills including a cooking lesson once a week 

  • On-call support with 24 hour on site call out support for household assistance for things like power outages or urgent assistance

  • Household meetings, conflict resolution and mediation

  • Regular cleaning 

  • Pool and garden maintenance 

  • Household management including connection to utilities and payment of bills including electricity, water and internet

  • Organisation of household maintenance including pest control, repairs etc

  • Regular review of the arrangements

  • Additional supports available as needed, please discuss if there are any other additional requirements

    Tenant Considerations

    The property is ideal for participants with low to medium support needs who want to live in a quiet, health-focused environment supported with NDIS ILO funding.  Getting the right mix of tenants that will get along well is a priority.

  • Rent: Ensuite Bathroom Room $200 or Shared Bathroom Room $150

Private One Bedroom Unit - Broadbeach

Fantastic unit which would suit a person or a couple at beautiful Broadbeach on the Gold Coast.

The accommodation available is a one-bedroom unit/apartment, located on the third floor of an apartment block, centrally located in Broadbeach. It should be noted that there is no lift in the apartment block, so would only suit someone who can easily negotiate stairs to enter and exit the apartment.

The apartment is located a few steps from the beach at Broadbeach and is equally close the Gold Coast tram service and Pacific Fair.

Unit features include;

The unit is ready for a tenant or a couple to move in. It is fully furnished, but a tenant can bring furniture.The kitchen and laundry are fully equipped, plus the unit has a separate living/dining room.The facility has a pool and outdoor spa with a BBQ area, available for all tenants and their guests. 

Supports provided;

Independent Living Options (ILO)

What is ILO 

Independent Living Options (ILO) is a flexible funding option for home support with the NDIS.  It aims to give you the choice and control to live the way you want and in a living arrangement that suits your needs and preferences.  You can decide who to live with and what supports you need.  

ILO might be a suitable option if you need support at home, whether formal or informal, for at least 6 hours each day.  

An individualised living option might not be right for you if:- you need less than 6 hours of support at home each day, whether formal or informal, and don’t need help with problem-solving at other times- you need 24-hour rostered support from one or more support workers- you need frequent support overnight- restrictive practice is part of your behaviour support plan, if you have one.

What does and doesn't ILO cover?

The NDIS can assist participants to live independently. ILO pays for reasonable and necessary supports in alignment with your housing goals and can including personal care, supports to set up and manage your home, build your independence, maintain connection with others, help with making day-to-day decisions and manage your emotions or behaviour. 

ILO doesn't cover; 

  • Rental costs

  • Utilities including electricity, water, telephone and internet

  • Groceries

  • Activities outside the home such as work and study playing sport or going out - if you need NDIS support for these activities, it should be included in other parts of your plan and provided by your own support workers

  • Home modification - this is may also need separate NDIS support for other home and living supports like home modifications

  • Things that informal supports, such as family and friends, can provide

ILO supports work in with other funded supports and services you receive as well as the help you might get from informal supports like family, friends or community. ILO isn’t intended to cover activities outside the home.  You are encouraged to still have other ongoing supports you require, be that OT, psychology, support workers etc who assist with ongoing medical care, capacity building and support accessing the community as needed.

What supports can Tranquil Living Homes provide?

As your accommodation hosts we are flexible in what supports we can provide, depending on your needs.  We can provide supports across multiple care domains such as executive function skills & activities of daily living including; 

  • Supports to move in and set up your home 

  • Drop in support 

  • Help with daily decisions 

  • Personal care tasks  

  • Reminders to take medications 

  • Companionship & emotional wellbeing - providing emotional support, companionship, and structured activities to improve mental health  

  • Help with weekly activity planning 

  • Social & community engagement planning, assistance planning social outings, community activities, and building social connections 

  • Helping with transport coordination for appointments, shopping, and social activities   

  • Technology assistance – support with using technology for communication, entertainment, or daily living (e.g., setting up devices, using apps for reminders, and managing online accounts) 

  • Meal planning    

  • Cooking lessons   

  • Skill building to increase independence   

  • Cleaning  

  • House meetings   

  • Exercise & wellbeing support - encouraging light physical activity including kayaking or yoga, or relaxation techniques to promote overall well-being   

  • 24 hour on call assistance   

  • Crisis Support & Safety Planning - developing personalized emergency plans and providing crisis intervention strategies 

  • Support to manage emotions or behaviour   

  • Recognising when there is an acute change requiring additional supports and enacting a plan for if this   

  • House maintenance   

  • Provision of connection and maintenance of electricity, water & internet   

  • Decorating and assistance in making the space a personalised home

  • Pest control 

  • Outdoor maintenance 

  • Ongoing review of support and any changes needed

How to Apply for ILO Funding

1) Contact the person responsible for your plan development and send them the Supporting Evidence Form - Home & Living.  Then start collecting evidence to support your request.

2) If you are approved for ILO supports are added to your plan in two stages.

a) Stage 1; The planning stage, where you work out where you want to live, with who, what support you’ll need, and who you want to provide that support. At the end of this stage there will be a completed service proposal form.    

b) Stage 2; NDIS provides funding to put the individualised living option supports in place. Includes monitoring and adjusting supports if your needs change.
